inspectHOME comes to you with over 17 years of home inspection experience, offering superior home inspection services that will empower you with knowledge—giving you more of a voice during final negotiations so that you can secure the most protected investment possible.

Building Inspection
Our building inspection is carried out in accordance with Australian Standard 4349.1- 2007 and will detail all major defects, problems or potential problems and safety hazards to the property. The report will also provide recommendations about remedial action you should take to bring the property to an acceptable standard. A inspectHome Inspection lets you make your purchase decision with the best professional advice and detailed knowledge of the condition of the building structure.
We inspect these areas of the home:
- Roofing System (including roof coverings, penetrations, & flashing)
- Structural Components
- Foundation & Sub Floor Space
- Exterior (doors, windows, siding)
- Interior (doors, windows, floors, walls, ceilings, stairs)
- Verandahs, Patios, & Decks
- Site Assessment (falls of land & drainage)
- Retaining Walls
- Fencing
- Carports & Garages
- Attic, Insulation, & Ventilation
- Internal Joinery (including kitchen cabinetry)
- Bathroom & Kitchen
Thermal imaging and moisture meter will be used at every inspection at no extra cost to help us identify defects that may not be readily visible.

Pest Inspection
An inspectHOME inspection will determine the presence of wood-destroying insects such as termites, borers, and wood-decaying fungi. We use Thermal Camera Technology to help detect these insects in addition to the Australian Standard 4349.3- 2010 and AS 3660 Inspection guidelines. An inspectHOME inspection will not only detect and identify the pests but will provide a maintenance plan so you can prevent future attacks and ensure that your investment is secure.
Additional Inspection Services
Pre-Listing Inspection
This inspection service is important to schedule when you’re preparing to sell a home but have not yet made a listing. We’ll investigate the home’s readily accessible components for signs of defective areas of construction or faulty systems—passing this information along to you so that you can take any corrective action that you see fit. If you choose to make repairs, this could improve the value of your home and lead to more successful negotiations with prospective buyers.
Commercial Property Inspection
From small family business locations to sizable industrial properties, we’re able to perform comprehensive commercial property inspections that will help you invest successfully. When we arrive for the inspection, we’ll be looking at most visible and readily accessible components—including any installed mechanical systems. You’ll receive a detailed report of our findings, giving you a detailed account of the property’s various strengths and weaknesses.
Re-inspections
We can come back to a property a second time to inspect any components that have been repaired or replaced since our previous inspection. This should help give the prospective buyer peace of mind, ensuring that any agreed upon repair or project requests were fulfilled properly.
Tax Depreciation Reports
Are you buying an investment property? Our tax depreciation services helps you optimise the financial return on your investment entitlements. INVESTOR PACKAGE FEE- Our investor package, which combines the building and pest inspection reports as well as the tax depreciation report, starts at $880 INC GST and is a great value.
Mould Testing & Report
There are a staggering number of mold strains in Australia and all around the world, and many of those moulds like to live inside homes in areas that are prone to holding moisture. Many moulds can be harmful to your health, so it’s a good idea to schedule this inspection service so that we can collect samples that will be tested at a local lab—providing you with a full report as soon as it’s available.
Depreciation Report
If you’re interested in studying the financial history of a real estate property to determine the upside or downside of a prospective investment, we recommend scheduling this inspection service. We’ll look into many factors, including the home’s age, condition, and location to see how and why the property may have depreciated in value—and whether or not there’s evidence that it can switch gears and appreciate if certain improvements are put in place.
Asbestos Report
Older homes are often built with asbestos-containing materials that used to be commonplace before industry regulations changed. Asbestos exposure leads to many health risks, so before you invest in an older home, we recommend scheduling this inspection service so that we can evaluate the home for signs of this dangerous material.
